Looking for houses for sale in Alcossebre means looking at a different map from the apartments: flats are concentrated on the first and second rows from the sea, while houses are on the estates that climb towards the Serra d'Irta and inland, and in the terraced-house areas of Las Fuentes, Playa Romana and the south.
There are no listings or prices of specific houses here, because they change. To see what's for sale right now, check what Casa Azahar has on offer.

If you're torn between a house and a flat, the guide to buying an apartment in Alcossebre explains the areas in more detail.
Terraced, semi-detached or detached
- Terraced house: a house in a row, with a small garden or terrace and, almost always, a communal pool. It's the most affordable way to have a house.
- Semi-detached: shares just one wall with another home. More light and privacy than a terraced house.
- Detached house: a standalone house on its own plot. It's what most people look for to live all year round or for large families.
- Villa with a private pool: a detached house with its own pool. The most comfortable option and the one that needs the most upkeep.
The plot and the land: what to check
- That the land is urban and that the estate has been formally adopted by Alcalà de Xivert Town Council. Ask at the planning department.
- That what's built matches what's registered: compare the nota simple from the Land Registry and the Catastro with what you see (pool, porch, extensions).
- Estate services: paved access, street lighting, water and sewerage.
- Boundaries and fencing: that they're clear with the neighbours.

What to check in a house by the sea
- Pool: condition of the shell, the filter system and who maintains it. If it's communal, what the community pays for.
- Upkeep: garden, roof, façade and exterior joinery. Near the sea, salt and damp wear things out faster.
- Heating and cooling: air conditioning and heating or a heat pump, if you plan to use it outside the summer.
- Fixed costs: IBI (property tax), rubbish collection, estate community fees if any, and insurance.
- Access: walking distance to the beach and the shops. On some estates a car is essential.
A house can also be rented out by the week
A house with a garden and pool is what many families and groups look for in summer. One example is the Alcossebre villas with garden: three bedrooms, a terrace, a barbecue and a shared pool, 400 m from Cargador beach. If you're buying to rent out, first check that the home can get a tourist licence and, if it's in a community, what its bylaws say.
Taxes and costs of buying a house
They're the same as for a flat: 9% ITP on resale homes (11% above €1,000,000) or 10% VAT plus 1.4% AJD for new builds, plus the notary and land registry. They're explained in buying costs in Alcossebre.
