Buying an apartment in Alcossebre is, above all, about choosing an area: the price, the type of building and how you'll use it (your own holidays, renting it out, living there all year) vary a lot between the centre, Las Fuentes, Playa Romana, the south and the hills. This guide sorts flats for sale in Alcossebre (also spelt Alcocéber or Alcoceber) by area and type, with the buying costs checked against official sources.
You won't find listings or prices of specific flats here: they change every week. To see what's for sale right now, check the properties at Casa Azahar, the local agency that rents out and sells apartments in town.
Areas of Alcossebre to buy an apartment
Alcossebre (Alcalà de Xivert, Castellón) has more than 10 km of coastline. Each area suits a different kind of buyer:
| Area | What it's like | What's for sale | Suits |
|---|---|---|---|
| Centre and Cargador beach | 850 m fine-sand beach with an unbroken Blue Flag since 1987, and a seafront promenade | Blocks and complexes with a pool; the area with the most buildings | Anyone who wants to do everything on foot |
| Las Fuentes | North of the marina; fine-sand beach with freshwater springs | Complexes with a pool, beachfront blocks, terraced houses and the odd new development at the foot of the Serra d'Irta | Peace and quiet, the marina and water sports |
| Playa Romana | 500 m fine-sand beach, linked to Cargador by the Senda Litoral | Beachfront complexes, estates with pool and tennis, terraced houses | Families |
| South: El Moro, Tres Playas, Manyetes and Serradal | More natural beaches: dunes at Manyetes, 1.6 km of pebbles at Serradal | Complexes with a pool and terraced houses; some estates about 5 km from the centre | Anyone after calm who doesn't mind using the car |
| Serra d'Irta: Marcolina estate and Cala Blanca | Hillside with sea views; Marcolina is about 1.3 km from Las Fuentes | Complexes with views, detached houses and villas with a private pool next to Cala Blanca | Nature, hiking and mountain biking |
| Inland estates: Montemar, El Pinar, Montesol | Behind the coastal strip | Detached houses, terraced houses and the odd apartment | Anyone who wants a house with a plot |

What type of home to buy
- Studio: the most compact, for a couple or as a first investment. In Las Fuentes there are complexes of studios with a pool.
- Apartment in a complex with a pool: the most common format in Alcossebre. Check whether there's a children's pool and whether it only opens in season.
- Penthouse: a big terrace and more light. Ask about the lift and the condition of the roof.
- Duplex: more space over two floors; useful for families, less so for older people.
- Terraced house: a house with a small garden, usually with a communal pool.
- Detached house: its own plot and, sometimes, a private pool. More space, more upkeep.
The features that matter most when choosing (beachfront, children's pool, lift, parking) are the same ones guests look for. You'll find them sorted by building in the accommodation comparison.

Guide price per square metre
The estimated average price in Alcalà de Xivert (postcode 12579, which includes Alcossebre) is about €2,519/m² according to RealAdvisor, with data from July 2026: about €2,521/m² for flats and €2,450/m² for houses, up 9% in twelve months.
Take it as an estimate from a private portal, not an official price or a valuation. Within the same town, a beachfront position, sea views, a pool or the condition of the building move the final price a lot.
Buying costs: taxes, notary and land registry
On top of the price of the home you need to add taxes and costs:
| Item | Resale home | New build |
|---|---|---|
| Main tax | 9% ITP since 1 June 2026; 11% if it's worth more than €1,000,000 | 10% VAT |
| Stamp duty (AJD) | No | 1.4% AJD (standard rate) |
| Notary, land registry and gestoría | Depends on the price and the case: ask for a quote | Same |
For example, on a €150,000 resale flat, 9% ITP comes to €13,500. The Valencian Community's rates are published on the Generalitat's tax news page; confirm them before you sign, because they change by law.
Buying from abroad: the NIE
To buy a home in Spain as a foreigner you need an NIE (foreigner identification number). It's issued by the Policía Nacional. Apply in good time: without it you can't sign the deed.
Viewing checklist
- Community: how much you pay each month and what it covers (pool, garden, caretaker).
- Special levies (derramas): ask whether any have been approved or are planned, and ask the seller to prove they're up to date with payments.
- Holiday letting: if you plan to rent it out, ask whether the home has a tourist licence and read the community's bylaws and resolutions.
- Orientation: morning or afternoon sun, views, street noise.
- Parking: space included, paid or on the street. In summer it makes a difference.
- Lift: essential for older people or pushchairs. Not every block has one.
- Pool: whether it's seasonal or open for more months.
- Paperwork: a nota simple from the Land Registry (owner and charges) and the latest IBI (property tax) receipt.

Buying to rent out
Many buyers rent the apartment out in the weeks they don't use it. Before deciding, bear two things in mind:
- The licence depends on the owners' community. Check the bylaws and minutes: if the community limits or bans holiday use, you won't be able to rent it by the day or week.
- Not every flat rents equally well. A children's pool, a beachfront position, a lift or room for six or eight people are what guests ask for most. Compare what each complex offers in apartments with a pool.
If you already know you want to rent it out, Casa Azahar manages holiday rentals of owners' apartments in Alcossebre.
